APARTMENTS

 

– What types of apartments are available? What are the main features of each apartment? How can I view them? 

We have three types of apartments: studio apartments, one-bedroom apartments, and two-bedroom apartments, all fully furnished. Each apartment is described in the listings with details on the main features, such as size, furnishings, available appliances, services, location, and the nearest metro stops. In the rentals section, each listing includes photos and videos that serve as a virtual tour of the apartment. If you cannot view the video, make sure to accept cookies when accessing our site.

Can I reserve an apartment for a future date, even if the listing shows it as immediately available?

No, it’s not possible. An apartment that is immediately available must be rented as soon as possible. If the property is vacant, the lease must start within a maximum of 2 weeks.

 

– Can I check in earlier than the apartment’s availability date?

It is not possible to start the lease before the indicated date, as the property might still be occupied by the tenant or the owner.

 

– Do you conduct apartment searches? For example, located in specific neighborhoods or based on my budget? 

We do not conduct personalized apartment searches. All available apartments are published directly on our website.

 

– Is it possible to receive personal alerts about apartment availability?

We do not have a newsletter or an alert system to inform individual users about availability. We invite you to regularly check the rental section to stay updated on new listings.

 

– Are the apartments equipped with pots, dishes, cutlery? Do you also provide bed linens and towels? 

Yes, all apartments are fully furnished and come with essential cutlery, pots, and dishes. Although it is not mandatory for furnished rentals, Casa Parigi provides a set of bed linens, towels, and a duvet (the number varies based on the number of tenants).

 

– Is it possible to add or remove furniture or make modifications to the apartments? 

As a rule, apartments must be kept in the condition in which they are rented. However, to make modifications or add furniture, you must obtain permission from the owner to avoid issues upon return.

 

– Is there a limit on the number of people who can stay in the apartment? 

We do not have apartments with more than two bedrooms; however, some of our two-bedroom apartments can accommodate up to three people. This information is clearly specified at the beginning of each listing.

Regarding sharing among four people, this is not possible, so we recommend organizing in pairs and considering the option of renting separate apartments.

 

– Are pets allowed in the apartments? 

With rare exceptions, pets are not allowed in the apartments.

 

– Are the apartments equipped with air conditioning? 

The apartments are not equipped with air conditioning unless expressly specified in the listing. We recommend always checking the details regarding amenities in the listing text.

 

– When are the available apartments published on the website? 

Our site is regularly updated whenever new apartments become available or the availability of those already published changes. Each listing is removed as soon as an apartment is confirmed by a tenant to ensure that all information on the site is always current.

– How can I know if an apartment is still available after seeing it on the site?

Requests for apartments are always numerous, and therefore a listing may go offline even within the same day if the apartment is rented.

ASSISTANCE

 

– How can I report problems within the apartment? What is the procedure for requesting assistance? Who do I contact to resolve issues? 

Along with the contract, you will receive a detailed document that addresses assistance for managing malfunctions and any issues. This document will provide you with all the necessary information to handle inconveniences and guide you through the procedures to follow to receive support. You will also receive a specific document related to the locksmith service that includes information on services, including: opening doors in case of accidental lockout, replacing or repairing locks.

(Please note that Casa Parigi collaborates with independent maintenance workers who do not work exclusively for our agency).

 

– Who is responsible for small repairs in the apartment, such as a non-working light bulb? 

Responsibility for small repairs mainly depends on the time spent in the apartment. If the tenant has been residing in the apartment for a certain period, it is their responsibility to take care of replacing items like light bulbs and the routine maintenance of drains (such as those in the sink, kitchen, bathroom, and shower). This is because such interventions fall under normal daily care and cleaning operations of the apartment. However, for more complex issues or malfunctions that do not arise from ordinary use, assistance can be requested by following the procedures indicated in the documents received at check-in.

CANCELLATION OF THE CONTRACT

 

– What is the notice period for canceling the contract? 

The notice period is ONE MONTH, regardless of the duration of the contract.

It is sufficient to communicate the cancellation via email to the agency.

CHECK-IN

 

– What are the procedures for check-in? 

Before check-in, you need to coordinate with the agency to establish a convenient time.  You will receive a document to sign that specifies the check-in times and applicable fees for late check-ins, on weekends, and on holidays.

During check-in, you will receive the keys to the apartment, and a photographic inventory will be taken, which will be sent to you via email (see the “Inventory/état des lieux” section). We will also provide you with all the necessary information regarding the apartment and useful tips related to the area. It is important to communicate any delays or changes in arrival time to ensure a smooth welcome.

CONFIRMING AN APARTMENT

 

– What is the procedure to block an apartment? 

To confirm an apartment, you need to follow a few steps. First of all, after submitting the required documents (you can check the “Documents” section for a complete list) and receiving approval from the owner, you can send a formal request for confirmation to the agency. Please note that there may be other interested parties for the apartment, and evaluations of other candidates can affect availability.

 

– Can I confirm an apartment without having visited it? 

Yes, it is possible to confirm an apartment without having visited it, especially if you have already viewed detailed photos and videos available in the listings. However, we recommend visiting, if possible, to ensure that the apartment meets your needs and expectations.

CONTRACT

 

– What is included in the rental contract? Are there any specific clauses I should be aware of? 

The rental contract includes important information such as the duration, monthly price, and security deposit. Additionally, it contains various clauses that protect both the tenant and the owner, addressing topics such as payment delays, subletting, and apartment maintenance. The contract is written in French and is signed digitally.

DOCUMENTATION

 

– What documents are required to rent an apartment? Where can I send the documentation? 

To proceed with the rental request, you need to provide the following documentation:

– Certificate of enrollment at school (if a student)

– Copy of the identity document of the applicant(s)

– Guarantee certificate (called in French “Acte de cautionnement”) from a parent (if a student) who commits to covering the monthly payments. This must be completed and sent in PDF format upon confirmation of the apartment.

– Last tax declaration (guarantor)

– Copy of the identity document (guarantor)

– Employment contract and last three pay slips, if the applicant is an employee

– Company name or business name and VAT number, if the contract is requested in the name of a company

These documents are essential for evaluating your application and facilitating the rental process. You can send them via email.

GUARANTOR

 

– Is it necessary to have a French guarantor to rent an apartment? 

Our agency does not require a French guarantor. We evaluate the financial situation and the guarantees provided by the client, offering flexible conditions for foreign clients to facilitate the rental process. In the case of students, the guarantors can be parents or other eligible figures, as specified in the list of required documentation. INSURANCE

 

– Why do I need to take out home insurance? 

Home insurance in France is legally mandatory. Along with the rental contract, you will receive a detailed document that provides all the necessary information about home insurance, including the types of coverage available and how to take it out.

 

– Can I take out home insurance independently? 

Home insurance is a service that our agency can offer you to simplify the process. However, you have the option to take it out independently, and in that case, we ask you to send us proof of the insurance contract taken out.

INVENTORY (ÉTAT DES LIEUX)

 

– What is the état des lieux and what is it for? 

The état des lieux is a detailed inventory of the condition of the apartment, which is drawn up upon the tenant’s entry and exit. It is an important document because it describes the conditions of the property and its contents.

 

– How is the état des lieux carried out with Casa Parigi? 

Casa Parigi conducts the état des lieux in photographic form, using an iPad to ensure accurate and precise documentation. On the day of check-in, a complete inspection will be conducted with photos of each room and the main elements of the apartment.

 

– When will I receive the état des lieux? 

Once the inspection is complete, the photographic état des lieux will be sent via email. Both parties will digitally sign the document to confirm the agreement on the condition of the apartment.

 

– Why is it important to sign the état des lieux? 

Signing the état des lieux is essential because it protects both the owner and the tenant, certifying the condition of the property at the beginning of the contract.

PAYMENTS

 

– What payment methods do you accept for rent? Are there specific deadlines for payments? Can I pay online? 

Once the apartment is confirmed and the initial procedures are completed, we will provide you with all the necessary information for payments.

RENTAL

 

– What is the minimum duration of the rental contract? 

Generally, the minimum duration of the rental contract is SIX MONTHS.

In some cases, the duration may be shorter, with specific dates indicated. Conversely, for other apartments, the duration may be longer, reaching a minimum of 10 or 12 months.  It is important to read the description to have a clear understanding of the required contract duration, this information is always specified in each listing.

 

– What are the monthly costs associated with the rent? 

The advertisement text always specifies what is included in the rent. Condominium fees, water, and internet are generally always part of the costs included in the rent. However, electricity and gas (if applicable) are not included.

When all expenses are included, it is clearly indicated in the description with the wording “ALL INCLUSIVE.”

 

– Are there additional expenses I need to consider? 

In France, it is legally mandatory to take out insurance for the apartment, which must be in the name of the occupant(s) during their stay.

We will provide you with all the necessary information regarding the insurance and the associated costs. You will also have access to detailed documents outlining the assistance procedures and available services.

SECURITY DEPOSIT

 

– What is the amount of the security deposit? When is it refunded? What are the conditions for the refund of the deposit? 

The security deposit is generally equivalent to one month’s rent, except in cases where an amount equivalent to two months’ rent may be required. This deposit will be refunded to the tenant within a maximum of two months after the end of the rental contract, after a check of the apartment has been conducted at the time of check-out.  In the event there are amounts owed to the owner, such as unpaid rent or repair costs chargeable to the tenant, the amount of the deposit will be reduced based on justified expenses. The owner or their representative is required to provide receipts for any necessary repairs or replacements. All of this information is detailed in the rental contract.

VISITING AN APARTMENT

 

– How can I request to visit an apartment? Are there any specific requirements for visits? 

To request a visit to an apartment, it is necessary to provide the required documentation. Once we receive the documents, we will contact you to confirm your request and inform you about the visiting arrangements, including date, time, and any additional information. We do not conduct visits via video call.
